Common Questions

Some investors advertise that they can buy your property in 1 day. However, that means that there is no time for escrow or title search - which significantly increases the risk of fraud for both parties.
While it is important to complete a sale quickly, it is also critical that it is done correctly.
Even in a foreclosure situation, when an auction deadline is looming, if we don't correctly clear the debts on your home, you might still be liable for some of those debts - even if you no longer own the home. That would be disasterous for some families. We take the extra effort to ensure that you come away clean.

Absolutely! We welcome you to run all contracts past your attorney (at your expense).
Because Timber Mountain Investments LLC is owned and operated by a licensed real estate agent, 90% of all of the contracts we use are the standard, state-specific, contracts used by agents in Idaho and Washington.
We will gladly work with your real estate agent as well, if you are under contract with an agent. Existing agent fees for your Realtor can be built into the sale price so that you owe nothing to them out of pocket.

All of our home sales are run through reputable local title and escrow companies, of YOUR CHOOSING.
We will never ask you for money. No fees, no commissions,* no closing costs.
We will never stipulate that you must lien your home before you sell it to us. Nor will we ask you to record any contract against the title of your home.
Invite your attorney! If you choose to hire an attorney, we will gladly work with them and provide any information or documentation requested.

Timber Mountain Investments LLC is licensed and insured in both Idaho and Washington States.
Forever Home Realty, our real estate partner, is also licensed and insured in Idaho and Washington.

 

*If your home is already listed with a real estate brokerage, and you have already committed to pay commission to that brokerage, then that prior agreement will still be in effect. However, no new commissions will be imposed by using our services.

It depends.
If you owe more on the home than it is worth, but need to sell, then you would be considered 'upside down.'
Upside down homes often have to go through a 'short sale' process that gives you approval from the bank to sell a property for what it is worth - instead of what you owe. This is a process that can take 6-8 months, depending on the efficiency of the lender.
If it seems like your home is a good fit for our program, we might take it on, even if it is 'upside down.' If it is more suitable for a different market, we will gladly refer you to a great person or team who can help you sell the home so that you can move on.

If the home is nice enough to sell with a Realtor, and if it is possible, we normally recommend that you work with a real estate brokerage like our partner company, Forever Home Realty, to get full market value for your home.
However, if you need an ultra quick closing, or need to leave the home furnished, or 'as is,' we would like the opportunity to make you an offer.
